Velux / Rooflight

Simplest and most affordable. Roof windows installed without changing the roof shape. Ideal for properties with good headroom.

Dormer

A dormer window projects vertically from the sloping roof creating additional headroom and floor space. Most popular for terraced homes.

Hip-to-Gable

The sloping hip end of the roof is replaced with a vertical gable wall. Common for end-of-terrace and semi-detached homes.

Mansard

Maximum space conversion. The roof slope is altered to near-vertical creating a full additional storey. Common in urban areas.

Loft Conversion Questions

Does my property need planning permission?+
Most loft conversions fall under permitted development provided the volume added does not exceed 40m³ for terraced homes or 50m³ for detached and semi-detached. We assess this at the free survey.

How do I know if my loft is suitable?+
The minimum recommended headroom is 2.2 metres from floor joist to ridge. We measure this at the free survey. Most standard houses built before 1990 in Berkshire have suitable headroom.

How long does a loft conversion take?+
A Velux conversion takes 4–6 weeks. A standard dormer takes 8–12 weeks. Hip-to-gable conversions run 10–14 weeks.

What does a loft conversion cost in Berkshire?+
Velux conversions from £27,500. Dormer conversions from £40,000. Hip-to-gable from £45,000. Mansard from £55,000. All prices are fixed and include building regulations, structural engineer and all labour and materials.

Can a loft conversion include a bathroom?+
Yes. An en-suite bathroom is included in most loft conversions we deliver. We assess the plumbing routing at the survey stage.
